As we close out September, our regional real estate markets show strong signs of continued buyer interest and balanced activity. After a slower August, many areas bounced back with a noticeable increase in new listings, maintaining solid sales volumes even as average prices remain steady or climb moderately.
Brantford saw a jump in new listings (+37% from August), though home sales slightly decreased. This suggests sellers are more actively entering the market, giving buyers more options. Brant County and Paris both recorded higher average sold prices, demonstrating sustained buyer willingness to invest in quality homes as demand holds firm.
In Cambridge and Kitchener, new listings surged significantly (+18% and +60%, respectively), complemented by swift sales and reduced days on the market in Cambridge, showing increased market velocity. Kitchener’s average sold price matched the list price for the first time in several months, a strong indicator of balanced supply and demand.
Navigating this evolving market means staying informed and working with local experts who understand the nuances of each community. Whether you’re a buyer looking for opportunity or a seller seeking the best timing, these trends offer valuable clues for your next move.
