June wrapped up with interesting shifts across Brantford, Brant County, Paris, Cambridge, and Kitchener — and the story is clear: more listings are hitting the market, buyers are still selective, and the right strategy makes all the difference.
In
Brantford, new listings ticked up slightly to 268, with 109 homes sold — a modest increase from May. Active listings climbed to 493, showing more choice for buyers but also more competition for sellers.
Brant County saw a jump in new listings to 126 and held steady on homes sold at 37, mirroring May. Notably, the average sold price dropped from over $976K in May to about $866K in June, while days on market for sales improved from 44 to 33 — a sign that serious sellers who price right are getting results.
Paris remained steady with 65 new listings and a slight boost in sales to 21. However, the average sold price pulled back from about $841K to $741K — showing that pricing strategy truly matters.
Cambridge and
Kitchener both posted strong new listing numbers — 363 and 702 respectively — and healthy sales volumes. Kitchener especially stood out, jumping from 257 homes sold in May to 316 in June. Average days on market nudged up slightly in both cities but remain relatively short for well-positioned homes.
What Does This Mean?
The theme is clear: inventory is building, but buyers are cautious. The homes that sell are the ones that stand out — priced properly, marketed smartly, and prepared to compete. Interest rates, affordability pressures, and economic uncertainty are keeping some buyers on the sidelines, but for those in the market, opportunities exist — especially without the chaos of aggressive bidding wars.
The Takeaway?
This isn’t the market to “
wait and see” or rely on luck. Whether you’re selling a home you bought at peak pricing or buying your first, success depends on a sharp strategy and clear plan.
