  • Contingencies - Conditions written into the purchase contract that need to be met. Common ones include financing approval or a home inspection. While waiving them might make your offer more competitive, it’s a risky move—so talk it over with your agent.
  • Closing Costs - The fees due at the end of a real estate transaction. These cover things like legal fees, title insurance, property taxes, and more. Your lender can provide a detailed breakdown.
  • Down Payment - The upfront payment you make toward buying the home—often anywhere from 3.5% to 20%, depending on the loan. Some programs even offer 0% down options, so ask your lender what’s possible for you.
  • Mortgage Rate - The interest rate applied to your home loan. Even small differences in the rate can impact your monthly payment, so it’s important to shop around and lock in a competitive rate.
  • Pre-Approval Letter - A document from a lender stating what they’re willing to lend you. It’s one of the smartest first steps you can take—it helps define your budget and shows sellers you’re serious.
